Property Service Manager

**JOB RESPONSIBILITIES**:To assure the over-all appearance and conditions of properties is in perfect form, closely monitors all possible revenues of the departmentLong Term Use/Short Term Use/Long Staying Guests/Concessionaires1.1 Provides guest satisfaction to all clients and establishes good image to all Long Term Use, Short Term Use and Long Staying Guests1.2 Ensures that all clients are treated exceptionally and equally1.3 Provides quality assistance and services to all LTU/STU/LSG guests and concessionaires1.4 Develops rental agreements, selects qualified lessee, collects deposits and rents, enforces terms of rental agreements, resolves lessee complaints, oversees eviction proceedings if necessary1.5 Keeps open dialogue with property owner on vacancies, lessees, physical condition of property, financial issues1.6 Ensures all collectibles and receivables are properly handled and monitoredPlans and schedules delivery of Statement of AccountCoordinates with Finance Department on costing and billingsClosely coordinates with concerned departments when handling work order requestsUpdate and maintains accurate guest history on profile recordsMonitors Property Management Dept - Service staff performancesPlans and directs staffing, training, and performance evaluation to develop and control sales and service programs**Essential Functions**:Act as liaisons between Director of Property Management, tenants and owners Confer regularly with community association members to ensure their needs are being met.Inspect grounds, facilities, and equipment routinely to determine necessity of repairs or maintenanceInvestigate complaints, disturbances and violations, and resolve problems, following management rules and regulationsSchedule:- Day shiftSupplemental Pay:- 13th month salaryAbility to commute/relocate:- Angeles City, Pampanga: Reliably commute or planning to relocate before starting work (preferred)
