Position Title: Title Investigator Job Summary: Responsible in the research and investigation of the land title of the property/ies being offered as collateral/dacion en pago to the bank. To ensure the authenticity of the title. Responsible for the registration of mortgage, REM amendments, deed of sale and other necessary annotation with the Register of Deeds to protect the interest of the bank. Responsible in the establishment of authenticity of OR/CR of motor vehicles being offered as collateral/dacion to the bank. Specific Duties & Responsibilities Handles the research and investigation of land title to ensure its authenticity prior to acceptance as collateral/Dacion en Pago and other purposes to protect the interest of the bank. Handles the registration of REM and CHM of property/ies being offered as collateral to the bank. Prior to registration, ensures that there are no other superior annotations on the title that will make the bank's annotation inferior. Secure certified true copy of title upon registration of mortgage and any other bank-initiated annotations. Handles the registration of dacion, deed of sale, certificate of sale and other annotation that secures and protects the interest of the bank. Prepares the Title Verification/Investigation reports within the prescribed TAT. Verify with the LRA or Land Management Bureau the cadastral plan, decree, LRA Record No., Case Number whenever necessary to establish the authenticity of the title and for other bank purposes. Verify with the Assessor's Office the Tax Declaration and conduct tax declaration trace back as necessary back up whenever title verification/investigation cannot be carried out due to misfiled or burned title. Reports any adverse findings noted during the conduct of investigation. Recommend/conduct further research to be done whenever the authenticity of title is not established Prepares computation of registration fees and other fees related to the registration of mortgage or any other annotation as maybe required by the bank Scanning of TV/TIV reports, collateral documents and other collateral docs. Encoding, monitoring, of TV/TIV /Mortgage registration requests Liquidate any cash received in connection with the title investigation/ mortgage registration Maintain and Administration of LRA Kiosk. Ensure that it is running smoothly on a day to day operation Admin Function Handles the monitoring/tracking of title verification, title investigation and mortgage registration requests. Scanning and sending of tv/tiv reports to requesting units. Updating of the monitoring sheet of tv/tiv/mortgage registration request. Ensures office supplies are available. Coordinate with other units of the bank on defective FFEs, IT Equipment that need replacements or repairs. Coordinate for pull out and files for destruction. Performs other duties that maybe assigned from time to time. Qualifications: Graduate of Business Course Experience as a Title Investigator in a bank or appraisal firm is an advantage With good analytical, communication and written skills Other Details: Rank: Rank and File
