Job Description:
In charge of preparing and implementing complete Operational & Preventive Maintenance Program(s) and procedures while ensuring adherence and compliance to work specifications and applicable codes. Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting and waste management systems. Monitor, document and maintain records of all operation and maintenance activities. Identify and recommend pertinent spares and consumables. Prepares PM budget. Ensure readiness of all equipment to suit operational requirements. Coordinate with consultant, end users and contractors regarding construction, operations and maintenance activities. Authorize issuances of work orders, job orders, and material/ spare requisitions. Prepare and submit monthly operations and maintenance reports. Establish operational plans, strategies, and priorities on a regular basis, and analyzes and recommends improvement to current systems and processes. Coordinate with outsource contractors for daily task, duties and work to be done. Implement and monitor Preventive Maintenance Program thru outsource contractors. Review, monitor and implement all code required for in Mechanical Engineering Law of the Philippines, Fire Code of the Philippines, Building Code of the Philippines, etc. Other duties related to Property Management and Engineering as assigned by management. Minimum Qualifications:
Must be a licensed Electrical or Mechanical Engineer With 3-5 years of experience in preventive maintenance in residential or commercial properties Relevant experience in the operations and maintenance of building/facility equipment including generators, electric controls, airconditioning systems, pumps, etc Relevant supervisory experience Asset management experience
