Job Description:
Manage a team of SAQ Officers and liaise day-to-day operations on ground
Create plan and develop strategy on the site hunting and acquisition of candidate sites
Coordinate and interdace directly with the customer, attend alignment meetings and submit progress reports regularly
Prepare reports and maintain site tracker to monitor site progress and team activities
Perform site hunting and identify candidates based on nominal plan and within the provided search rings
Carry-out site survey and collect necessary site information including site dimension and sketch of possible lease area
Acquire the best option/candidate based on the agreed/approved site ranking
Liaise with the prospective lessors and secure relevant information and necessary property documents
Negotiate with the prospective lessor on the terms of lease and sign-off of official documents/contracts
Perform joint site visits/surveys with different customer teams to finalize site candidate
Liaise with Barangay Level, LGU and National Agencies in terms of permitting and local requirements
Arrange and coordinate all permitting requirements in different levels and ensure documents and other fomalities are properly executed
Secure necessary pre-constructions permits including Building Permits, Electrical, Sanitary, Fire, Mechanical permits; post-construction permits such as Occupancy and CEI; and certifications from ATO, DOH and DENR
Communicate and report all site progress to Team Leads and Project Managers including preparation of budget request for Legal fees and SOP
Track and store all documents from the lessor
Facilitate the preparation/submission of site/property documents in the client system
Qualifications:
3-5 years of related working experience in Site Acquisition and permitting
College/Bachelor’s Degree in Engineering, Business or any related course pertaining to site acquisition and property management
Ability to read digital maps and nominal plans
Ability to create project plan including budgetary projections and milestone targets
Proficient with Microsoft Office (Microsoft Project an advantage)
Having local connects with the Barangay and LGUs will be an advantage
Articulate and with exceptional negotiation skills
Good Knowledge of right of way/property acquistion process, and permitting formalities
Strong leadership, time management and interpersonal skills
Ability to effectively prioritize and execute tasks in a high-pressure, deadline-oriented environment
Ability to work independently
Ability to travel/with valid driver's license
Experience working with PH MNO and/or Major Telecom Vendor is a plus
