Technical & Admin Coordinator
Job Description
The Technical-Admin Coordinator assists the Building Administrator in overseeing the safety, cleanliness, and maintenance of One Metropolitan Place buildings, common areas, and amenities, and helps the Building Administrator in ensuring that all applicable regulations are being followed. The Technical-Admin Coordinator also recommends and coordinates maintenance and upkeep of all OMP amenities, common areas, and buildings to ensure a safe, functional, and appealing space. Further, the Technical-Admin Coordinator helps the Building Administrator in his/her overall efforts to bring down and minimize losses on cost of electricity, water, and telephone services.
Whenever applicable, the specific responsibilities of the Technical-Admin Coordinator are detailed below.
DUTIES AND RESPONSIBILITIES
ON ELECTRICAL FACILITIES
Electrical problems should be reported immediately to Building Administrator for immediate action. Such problems may be defective lighting facilities (e.g., busted electric bulbs, malfunctioning fluorescent lights), open or dangling wires, electric fans which are not properly functioning, etc.
Establish daily schedules of turning on and off the lights in all hallways, lobbies, clubhouse, pool, offices, security posts, and common areas.
At schedules, ensure ocular inspection of each floor and building should be conducted to see to it that all lighting facilities which are not use are switched off.
Use of electricity by residents in common areas should be monitored. See to it that only authorized equipment are plugged into the electrical outlets in common areas.
ON AIR-CONDITIONING AND OTHER ELECTRICAL APPLIANCES/EQUIPMENT
Defective air conditioning units, including those that are running but not in good condition should be reported immediately to the Building Administrator.
Review periodically the service tags of each air conditioning unit within your jurisdiction and see to it that regular checkups by pertinent personnel are carried out regularly.
Check other electrical appliances and equipment to ensure that they are properly functioning.
ON TELEPHONE FACILITIES
Report all PABX telephone troubles immediately to Building Administrator for proper action.
Report all PLDT phone troubles directly to PLDT for proper action and to be able to avail of the payment deductions due to defective telephone units. Request for the (employee)number of the person.
All areas within his jurisdiction, in and out of the building, should be regularly inspected to see to it that the assigned maintenance personnel are doing their job properly. Delinquent maintenance personnel should be reported directly to the Building Administrator for proper action.
Waste receptacles should be requisitioned immediately for areas where they are needed or lacking.
OTHERS
Schedule and monitor regular pest control and related activities
Schedule and monitor regular water treatment and cleaning activities of swimming pool
Schedule and monitor regular elevator preventive maintenance checks
Schedule and monitor regular pump equipment preventive maintenance and repairs
Monitor parking-related matters in coordination with the Building Administrator
Inspect the buildings frequently for signs of damage or wear
Process all complaints related to technical matters in coordination with Committee on Grievance & Adjudication, Security, and Peace & Order
All other tasks assigned by OMPCC Board of Directors/Trustees
PERIODIC REPORTS
Monthly reports of activities/accomplishments should be prepared and submitted to the Building Administrator.
ACCESSIBILITY OF THE TECHNICAL-ADMIN COORDINATOR
Can Start on February 22, 2021
Salary: 30, 000
The Technical-Admin Coordinator must be available during office hours (8:00 AM to 5:00 PM) and accessible even after office hours. His/her telephone number, if any, and his/her address must be on file at the Administration Office.
