Job Description/ Duties & ResponsibilitiesDesignated as shift in charge to supervise duty technicians on shifting basis.
Reports to the Building / Assistant Building Administrator.
Prepares manpower monthly schedule and submits the same to the Building / Assistant Building Administrator for approval.
Ensures that preventive maintenance schedules and tasks are strictly delegated and implemented in line with CMMS.
Supervises technical works undertaken by technicians and duly appointed contractors.
Keeps records of all equipment parts replacement, equipment breakdown and repairs update through CMMS.
Serves as a safety engineer in all activities and reports any violations.
Prepares technical and incident reports.
Implements strategic plans, policies and initiatives.
Implements Building House Rules, construction fit out guidelines and car parking management system.
Supports in preparation of reports, budgets and recommendations. Helps manage pre-operation deliverables (startup) of commercial building.
Ensures operation related compliance to regulating bodies.
Supports in managing the fundamental and enhanced testing and commissioning of MEPF system in line with regulating bodies.
Supports in auditing proper maintenance of the building, equipment and its facilities such as but not limited to Elevator/Escalator System, Cooling Tower and Centralized Air Power Generetors, Water Supply System, Security and FDA's, CCTV, Electrical and Backip Power Generators, Water Supply System, STP, Turnstile, Baggage Scanner, Gondola and other systems essential to the buidling operation.
Supports in liasing with the local city government, DENR, LLDA and Bereau of Fire Protection to ensure renewal of all pertinent permints needed for buliding, machineries/equipment. sewage treatment plant, fire safety, earthquake preparedness and other emergency awareness program of the building.
Supports in project execution (CAPEX and miscellaneous) such as water proofing, facade cleaning, building modification, enercon programs, CCTV upgrade and audits, etc.
Executes (pre and post) fit out guidelines for incoming tenants (i.e fit out, inspection, submission of building permit, FSIC, occupancy permit, as build plans, etc.)
Executes move out procedures for outgoing tenants (i.e space audit, identify chargeable items, ensure space will be turned over to the admin based on the agreed conditon).
Supports in conducting energy audit, recommends possible anercon programs, and oversees project execution to sustain efficient equipment operation.
Perform all other duties as deemed necessary or as required by the Principals in order to accomplish work related deliverables.
