JOB DESCRIPTION:
Ensure the efficient delivery of the monthly, quarterly, semi-annual and annual sales quota of assigned sales division
Coaches and mentors Sales Managers in sales management and leadership foundations and processes
Effectively communicates and strictly implements the Sales Policies and Guidelines to his/her Sales Managers and Property Specialists
Mandates his/her entire Sales Division to strictly use the Company System to report and udpate all sales activities, leads generated and the converted leads to actual sales so that he/she can efficiently monitor their overall performance
Ensures 100% attendance of his/her team in all selling activities and sales career development/training programs organized by the Sales Department and/or the Company
Provide recommendations or initiatives on lead and sales generating activities, programs, incentives, policies, strategies to help achieve the desired sales targets of his/her sales division
Provide recommendations on sales career development and promotion of qualifies Sales Managers and/or Property Specialists
Collate and analyze the weekly sales performance reports of his/her Sales Managers via the Company Sales System and duly submits the said report with corresponding recommendation on the prescribed submission day regularly
Achieve the Standard Metrics of Selling Activities per Sales Manager on a weekly basis

JOB QUALIFICATIONS:
Candidate must possess at least Bachelor's/College Degree in Marketing, Property Development/Real Estate Management or equivalent.
Required language(s): English, Filipino
At least 7 Year(s) of working experience in the related field is required for this position.
REB Licensed is required
Proficient in MS Office applications (Word, Excel, PowerPoint)
Familiarity with real estate business and basic tax laws on Value Added Taxes and other taxes related to the business
Must have the ability to interact with people effectively as seen in the overall performance and sales production
Must have the ability to communicate well and professionally in both oral and written English
Must be familiar with Effective and Creative Plan Formulation and Actual Implementation
Must have the ability to deal with clients in a professional manner and resolve issues or concerns within the capacity of their position
Effective and impressive selling skills that's mirrored and executed by subordinates
Must have the knowledge of customer service orientation and dealing with FAQ's and objections related to both selling and after sales
Must have the expertise knowledge of the Real Estate Laws (RESA Law) and the Data Privacy Act applicable in the Philippines and general knowledge of international real estate laws and guidelines
Must have an existing Certificate of Registration and VAT official receipt as issued by BIR
Must have PRC and HLURB licenses are updated and valid. In the absence of said license, Sales Director is required to provide (a) an Undertaking stating that he/she is currently taking Broker Licensure as a second course for their PRC License, (b) that he/she is registered with a Licensed Broker
Required Skill(s): sales and marketing, management, adaptability
Preferably Director specialized in Property/Real Estate or equivalent.
