**1.
Vendor Management**

1.1.
Setting
- up of vendor's SLA and KPI.
(e.g., 3rd Party Contractors, MEPFS).
1.2.
Collate, all documentation pertinent to building vendors.
1.3.
Monitoring of Building Operations, Security and Housekeeping

**2.
Technical Operations**

2.1.
Ensures that building equipment preventive maintenance programs are properly implemented.
2.2.
Ensures that the Technical/Maintenance vendors are implementing the stipulations stated in the service agreement contract.
2.3.
Develops and implements systems essential to maintain the property and all machineries and equipment in the property.
2.4.
Ensures the equipment availability w/ mínimal downtime.
2.5.
Ensures that Tenant Requests/Concerns are attended and provides immediate actions/recommendations.
2.6.
Make a regular inspection of the property/site.
**3.
Health and Safety**

3.1.
Ensures that the ff.
health and safety equipment are efficiently functioning and properly maintained: FDAS, Fire Extinguishers, Fire Hose Cabinets, Fire Protection System, Emergency Lights).
**4.
Administrative Operations**

4.1.
Compliance to governmental permits and licenses.
Ensures that all pertinent permits and certifications are up to date.
4.2.
Ensures that all files, forms, and other important documents in use are ISO compliant.
4.3.
Reports, correspondences, violation notice, and memorandum circular.
**5.
People Management**

5.1.
Monitor and assess the performance of the team and provide coaching and guidance to ensure maximum efficiency.
5.2.
Ensure the smooth and adequate flow of information within the Property Management Group.
**6.
Financial Operations**

6.1.
Expense Management.
Ensures the efficiency of OPEX and CAPEX spending.
6.2.
Ensure that all dues, rental fees, utilities, and other revenue sources of the building are properly billed and collect in a timely manner.

6.3.
Utility Consumption Monitoring.
Ensures that Power and Water consumption are being monitored and are operated within desired parameters.
**7. Business Development**

7.1.
Set regular catch-up meetings with landlords, tenants, and other stakeholders.
(Catch Up is aligned with the Property Manager).
7.2.
Customer Survey Ratings of Landlords.
Ensures that PM provides the best quality of service to the landlords.
Creation of a mutually beneficial business relationship.
7.3.
Customer Survey Ratings of tenants.
Ensures that PM provides the best quality of service to the tenants.
Creation of a mutually beneficial business relationship

**8.
Operational Enhancement**

8.1.
Suggests ways to streamline the process of property management to offer the best service to the clients.
**9.
Personal Development**

9.1.
Participates actively in KMC activities such as corporate meetings, trainings, social affairs, and other company activities.
**10.
Others**

10.1.
Perform other related works that may be assigned by the Management.
