This is a great opportunity to work with a dynamic team supporting the US Science and Environment division of Cardno having $125M in annual gross revenues and over 700 employees in the United States. The Property Accountant will perform a dual role as a lease administration and as a property accountant.
Key responsibilities include but are not limited to the following:
•Maintain Original Lease Agreements, all exhibits thereto, any lease amendments or renewals, all estopped certificates, and all pertinent correspondence with the landlord.
•Reconcile (a/k/a desk audits) copies of the landlord’s annual operating expense statements and cost reconciliation statements and any calculation and information (e.g. support for any grossed-up amounts, expense statements, etc.) supplied by the landlord in support of such statements.
•Perform desk audits, all escalation bills, including, but not limited to, such bills pertaining to base rent, utilities, operating expense and real estate taxes. Keep your manager and Procurement Manager well informed with respect to information and communication received from Landlords.
•Database and Portfolio Management of Pro-Lease database keeping all information updated at all times by inputting accurately and completely all relevant information provided by the Landlords and Sub-Lessees, owned locations, renewal/extensions, amendments, Run straight line levelling schedule for all lease to arrive at deferred rent schedule and maintain that on an ongoing basis.
•Rent schedule preparation and payment in compliance with Cardno policy by 20th of each month and entered into AP System for Rent payment.
•Expense Reconciliation Review. Conduct through and regular desk review, which consists of analysis of the actual and related documents, the landlord expense reconciliation billings and supporting documentation and trending the current year’s billing to previous years and the base year.
•Complete monthly Journal Entries related to Rent Payment, Deferred Rent, Partial Impaired properties, Allocation of partial impaired properties and true up impaired liability account every quarter (Restructure Liability)
•Review and verify the information in the current Pro-Lease database. Abstract all new lease (Lease Abstraction) , and the updating of the database pursuant to those new leases, as well as those changes necessitated by any amendments and renewals, including scanning and uploading such leases, amendments, renewals and all relevant documents related thereto into the database.
•Prepare all rent related Journal Entries and reconciliation all rent related balance sheet account in Blackline
•Responsible for Monthly Occupancy Analysis and annually help in creation of Allocation % for Budget.
Position Requirements
•Bachelor’s degree in Accounting or Business Administration with accounting emphasis is required, preferred with minimum of 4 years public accounting experience.
•Excellent understanding of accounting practices and principles
•Proficient in Microsoft Office Suite with a high degree of proficiency in Excel (vlookup and pivot table experience required), Word and Outlook
•Strong analytical skills and proactive problem solving skills
•Effective time management skills, ability to multi-task in a fast paced environment, self-motivated with critical attention to detail and deadlines
•Knowledge of preparation of Rent Roll, Impairment accounting treatment, Cost allocation, Sub Lease.
